The SKAPE Process
SKAPE Design + Build will guide you through the entire process from concept to keys. If you have not selected your property, SKAPE can align you with the leading, experienced real estate agents in the Turks & Caicos to find the perfect parcel of land for your project. After land purchase, SKAPE will assign a manager to your project to guide you through every phase. SKAPE can also align you and your project with trusted professionals, including legal counsel, surveyors, accounting, engineers, and private wealth management.
Generally, there are 6 or 7 phases to a SKAPE Design+Build project, however, this changes if your project is design only, build only, or design+build.
Analysis - A feasibility study is completed, which will guide the broad-stroke vision for the project, considering the land parcel, zoning, topography, build pocket, orientation, wind/water opportunities, localized climate considerations, and more.
Concept - Taking into consideration your specific initial specifications for the project, such as reside vs. rent, family needs, unique access points, exterior style, size, and more - we execute and refine architectural design concepts. Your project comes to life in renderings, floor plans, materials selection, finishing options, and, if desired, 3D models.
Budget/Pricing - A complete estimate of costs and a construction schedule reflect the refined concept. Generally, these pricing guidelines can assist your understanding of construction costs in the Turks & Caicos
Note: Square Footage is generally defined as covered spaces. Outdoor living elements of the villa may be covered and finished, but not have conventional walls. These defined spaces will be established through the design phase.
Drawings - Full construction and engineering drawings are executed to prepare for permit submission and approvals. SKAPE is an experienced partner navigating this complex and sometimes frustrating process.
Permits - The full set of required drawings are submitted for permitting. At this time, we provide clarity on budget/pricing and finalize the project contract.
Construction - The build is started, with timely, ongoing consultation and updates given to you either in-person locally or by video conferences and progress reports.
Marketing - Approximately 6 months before completion, the marketing process for your project will begin if the villa is to be available on the short-term rental market. To find out more about the SKAPE Marketing process, click here.
